New homes around Leeds, including sites near Garforth, Morley, Seacroft and Yeadon, often look finished before the practical details are. The plot number, the site road and the handover time matter as much as the bedroom count. Book the work as a house removal.
Do not treat the brochure date as the moving date
Developers move handovers. A quote can be ready early. Ours stay valid for 3 months. The van should be confirmed when you have a date the site will release keys, or with a clear agreement about what happens if they do not. Call us if the day slips. We cannot unload a house you cannot enter, and we will not leave furniture on a verge.
Ask whether the street has a name yet or only a plot number. Send both, plus a site map, so the crew is not driving a loop of identical houses.
Access on the day
Drives, kerbs and street lights are sometimes still unfinished. Mud and other vans are normal. Ask the developer where a removal van may stop. If the road is not adopted, their rule applies as well as the highway.
Protective film on windows and baths can stay until you want it off. We will not rip out fittings. Meters should be pointed out by the developer. That visit is yours to attend.
What to bring first
Bedding, a kettle, toilet roll and basic tools, in your car. The kitchen may be new and empty. Snagging is between you and the developer. We carry furniture.
Insurance is provided. Get a free quote with the plot details when you have them.
