Buildings we see most
City centre blocks near the station and along the river usually have a goods lift, a loading bay and a rule about hours. Converted houses in Hyde Park, Headingley and Burley are often walk-ups with a tight turn and residents’ parking outside. Holbeck apartments can sit between the two: a lift inside, and a street that is busy at peak times.

What to have ready
Boxes packed, pathways clear, and appliances empty. We do not disconnect gas or water. If the flat is part of a house move from a larger home, the house page is the better fit: house removals. A small room can be a man and van job.

What affects the cost
Floor and stairs
A first-floor walk-up and a sixth-floor flat with a booked goods lift are different jobs, even with the same sofa.
Building restrictions
Some blocks only allow moves at set hours, or insist on lift covers we must fit. Send the management email with the enquiry.
Volume
A furnished room in a shared flat is smaller than a two-bed flat you have filled over several years.
Parking and carry
If the van stops on a side street, every item is carried further. City centre bays and Hyde Park terraces both do this.
Packing
Packing is extra. Many flat moves are furniture plus boxes you have already made.

Do I need to book the lift?
If the building says so, yes. We cannot reserve a concierge lift for you. Tell us the slot once you have it, and we will match the arrival.
What if there is no lift?
We walk the stairs. The quote allows for the floor and the turns. Very large pieces sometimes will not fit. Photos before the day avoid a failed carry.
Can you move a shared house one room at a time?
Yes. Name the room and the items. We will not clear a housemate's belongings because they were in the hall.
Is a flat cheaper than a house?
Not by rule. A high floor with a long carry can take longer than a house with a drive. The list and the access set the quote.
Do you cover new-build apartments?
Yes. Send the plot or apartment number, the site contact and any rule about protective floors. We will not remove developer film unless you ask.
